THE “LOCA-PASS” ADVANCE
This financial aid helps you cover the guarantee deposit required by the landlord upon moving into a rental property.
The LOCA-PASS ADVANCE can be allotted for privately-owned properties as well as state-subsidized low cost properties.
It is an interest-free loan provided to the renter for his main residence which is reimbursable with:
a deferred payment of 3 months after moving-in,
a maximum period of 36 months,
a minimum of €15/month (except for the last payment),
in case of departure from the lodging before three years, a mandatory early reimbursement within the three months following the departure date,
the possibility, if you wish, to have the advance paid directly to the landlord.
For seasonal workers and employees transferred for a limited period of time whose rental contract does not exceed 6 months, the advance can, upon request, be reimbursed in one lump sum when leaving the premises.
For the employees living in subsidized low-cost housing, the advance can just be a written commitment to pay when first requested by the social landlord and is refundable within the 3 months after the departure date.
When the lease period is over, the total amount of the guarantee deposit is returned to you less the possible expenses for repairs in case the lodging is damaged.
For the low-cost housing, the guarantee deposit amounts to one-month rent.
